Building access windows

Manhattan buildings typically limit trade access to 8am–5pm on weekdays, and many buildings ban certain work on Fridays entirely. Freight elevator reservations must be made days in advance. We schedule every phase around these constraints before demo begins — never after.

Noise and dust rules

Jackhammering, saw work, and other loud trades are often restricted to specific hours — sometimes as narrow as 10am–4pm. Co-op buildings with white-glove lobbies also require full dust containment: sealed corridor doors, floor runners from the service entrance to your apartment, and elevator padding on every visit.

Pre-war Manhattan kitchens were designed for staff, not modern cooking. Maximizing a 60 sq. ft. galley kitchen takes a different skill set than building a 200 sq. ft. suburban kitchen. Our designers have solved this problem hundreds of times — pulling every inch from upper cabinet depth, toe-kick drawers, and panel-ready appliances that vanish into the millwork.

Do you handle co-op board approval paperwork?

Yes, fully. We prepare the entire alteration agreement package: scope-of-work letter, licensed contractor certificates, general liability and workers' compensation insurance binders, DOB permit applications, and any material spec sheets the co-op's managing agent requires. Most boards want a single experienced contractor who understands the process. After 25 years in Manhattan buildings, we do.
