Renovation Contractor in Midtown

Most Midtown apartments are in large doorman buildings, either postwar high rises or prewar co-ops on the East Side. The construction is usually simple, but the building rules are not. Euro Restoration has worked in Manhattan since 2001 and gives you a fixed price that the final invoice matches.

What shapes a Midtown renovation

In Midtown, schedule and approvals drive cost as much as materials do. These are the four issues we plan around.

Concrete slabs in postwar high rises

Postwar Midtown towers are typically flat concrete slabs with low ceilings and plumbing in fixed risers. You cannot drop a drain into the floor the way you can with joists. Moving a kitchen or bathroom away from the riser means coring the slab with engineer and board approval, building a platform, or running lines in a soffit. We confirm riser locations before design.

Through wall AC sleeves and heating

Many postwar buildings use through wall AC sleeves and perimeter heating or fan coil units the building controls. Sleeves set where furniture and cabinets can go, and boards rarely allow new exterior openings. Replacing a unit usually has to match the existing sleeve size. We plan millwork and layouts around the sleeves and the building's heating risers instead of fighting them.

Strict work hours and freight elevators

Large Midtown co-ops and condos commonly limit work to weekdays, roughly 9 to 5 or earlier, with no weekends or holidays. Every delivery and debris removal runs through a reserved freight elevator slot, and hallways need protection laid and removed daily. Some buildings restrict major work to summer. We build these limits into the schedule and the fixed price up front.

Prewar East Side co-ops

Sutton Place, Turtle Bay, Tudor City and Murray Hill have many prewar co-ops, and Tudor City and Turtle Bay Gardens are landmarked. Expect plaster walls, cast iron and galvanized drain lines, and old wiring. These boards are thorough: architect drawings, engineer review, wet over dry rules and alteration deposits. Landmarked buildings add LPC sign off for permitted work.

Services in Midtown Manhattan

Kitchens

Midtown kitchens are often small galleys in postwar towers or enclosed kitchens in prewar co-ops. Opening them up depends on whether walls are structural or carry risers. We work within the slab and riser limits, plan venting the building permits, and coordinate gas work and inspections with management.

Bathrooms

Postwar bathrooms are tight and sit on concrete, so tub to shower conversions need a plan for the drain. Prewar bathrooms need old drain lines replaced back to the riser. We prepare the board package, schedule plumbing inspections inside allowed hours, and protect neighbors from noise and water.

Full Apartments

A full Midtown renovation is mostly a logistics job: approvals, insurance, elevator bookings and an efficient crew schedule inside short work days. We handle the alteration agreement paperwork, DOB filings and any LPC filing, and a dedicated design specialist keeps layout and finish decisions on track.

Frequently asked questions

Why does a Midtown renovation take longer than the work itself?

Approvals and access. Most Midtown buildings require board or managing agent review of drawings, insurance certificates naming the building, and an alteration deposit before work starts. During the job, short work days and freight elevator slots limit daily progress. We include approval time and building hours in the schedule we give you, so the timeline is realistic from the start.

Can I move the kitchen in a postwar high rise?

Sometimes. The limit is the concrete slab and the riser locations. A small shift along the same wall is usually fine. Moving across the apartment may require coring the slab, a raised floor, or a pump, and the board must approve it. Wet over dry rules may also block a kitchen above a neighbor's bedroom. We check these before design.

Do I need permits for a Midtown bathroom renovation?

Replacing fixtures in place with like for like finishes often does not need a DOB permit, but most buildings still require board approval. Moving plumbing, adding fixtures, new gas lines or electrical changes do need permits filed by licensed trades. In landmarked buildings such as those in Tudor City, permitted work also needs LPC sign off. We file what the job requires.

Will the fixed price change if the building adds rules?

Our quote is based on the building's alteration agreement and house rules, including work hours and elevator limits, so the final invoice matches the signed quote. If you add work, it is a written change you approve first. Send us your building's alteration agreement early and we will price against it.
