Kitchen Renovation Cost Manhattan: 2026 Price Guide

By Euro Restoration ·

A kitchen renovation in Manhattan in 2026 usually starts in the mid $20,000s for a budget job and runs past $85,000 for high end work, before you buy appliances. Sweeten's current NYC guide puts the starting points at about $26,000 (budget), $40,000 (mid range) and $85,000 and up (high end) for a medium kitchen that keeps its layout. Cabinets, appliances and whether you move plumbing decide where you land inside those ranges.

Manhattan kitchen renovation cost by tier

These are market figures from published NYC sources, not quotes. They vary by source, by kitchen size and by building, so treat them as a starting point for your own budget.

Tier What it usually includes Published NYC range
Budget Same layout, stock cabinets, quartz or laminate counters, stock appliances From about $26,000, appliances extra (Sweeten)
Mid range Same layout, semicustom cabinets, quartz, new flooring and lighting From about $40,000 (Sweeten); $25,000 to $40,000 (Brick Underground)
High end Custom cabinets, natural stone, professional appliances, layout changes From about $85,000 (Sweeten); $90,000 and up (Brick Underground)

For a reality check on a small kitchen, a NYC contractor quoted by Brick Underground put construction for a galley kitchen at about $25,000, with stone, cabinets and appliances adding another $30,000 to $50,000. That puts a well finished galley somewhere around $55,000 to $75,000 all in.

National numbers help with context. The 2025 Houzz and Home Study found a median spend of $35,000 for a major remodel of a kitchen under 200 square feet and $55,000 for one over 200 square feet, with the top 10 percent of large kitchen projects spending $150,000 or more. Block Renovation estimates that coastal metros including NYC run 15 to 35 percent above national averages. Manhattan has its own cost drivers on top of that, covered below.

What drives kitchen cost in Manhattan

Your building's rules

Most co-ops and many condos require an alteration agreement, plans, insurance certificates and a review before any work starts. Brick Underground lists upfront building fees of $250 to $500 or a deposit based on a percentage of the project, $1,000 to $2,000 for the building's architect to review plans, and $8,000 to $12,000 if the building wants its architect to supervise on site. Havard Cooper Architect puts application fees at $500 to $2,000 and security deposits at $5,000 to $25,000 or more. None of this buys you a single cabinet, but you still have to budget for it. Our guide to the co-op alteration agreement covers what boards ask for.

Permits

Replacing cabinets and counters in place often needs no city permit. Moving a sink, adding a gas line or rewiring circuits does, and that work has to be filed by licensed trades. Block Renovation puts NYC permit costs at $3,000 to $5,000, compared with $500 to $1,500 in most other markets. Freight elevator and work hours

Most Manhattan buildings allow work on weekdays only, typically 9 a.m. to 5 p.m., with no weekends or holidays (Havard Cooper Architect). Crews need the freight elevator booked for deliveries and debris, hallways protected, and everything carried out the same day. A crew that can only work six or seven real hours a day takes more days to finish the same kitchen, and you pay for those days. Large appliances also have to fit the elevator and the apartment door, which is worth measuring before you order a 48 inch range.

Labor

You are paying Manhattan rates for licensed plumbers and electricians, plus a general contractor carrying New York insurance that satisfies the building. Block Renovation puts skilled trade rates in major metros at $75 to $120 an hour, against $40 to $60 in lower cost markets.

Moving plumbing and gas

Keeping the sink, dishwasher and range where they are is the single cheapest decision in a kitchen. Block Renovation estimates that moving a sink, range or wall adds about $3,000 to $15,000. In a co-op you also cannot touch the building risers, and many buildings require you to replace branch lines and shutoff valves once you open the plumbing. Moving a kitchen over a neighbor's bedroom is usually blocked outright; see our post on the wet over dry rule.

Cabinetry

Cabinets are usually the largest line item. Block Renovation's installed ranges per linear foot:

  • Stock: $100 to $300
  • Semicustom: $200 to $650
  • Custom: $1,000 or more

Sweeten notes that custom cabinets for a luxury kitchen can run $40,000 to $100,000 or more on their own.

Appliances

Block Renovation puts a basic appliance package at $4,000 to $6,000, mid tier at $8,000 to $12,000, and professional suites starting at $25,000. Brick Underground cites $400 to $3,000 per stock appliance and $6,000 to over $10,000 each for designer ranges and refrigerators. Add delivery, haul away and sales tax, which are often missing from the sticker price.

Stone and counters

Brick Underground puts made to order counter surfaces such as marble and quartz at over $100 per square foot installed, and notes that fabrication and installation are often quoted separately and can add about 10 percent. Full height stone backsplashes, waterfall ends and thick mitered edges multiply that quickly.

Where Manhattan kitchen budgets get wasted

The most common ones:

  • Changing the design after cabinets are ordered. Cabinet shops charge for changes and push the delivery date, and the crew either waits or leaves.
  • Moving the sink a few feet for a small gain. You pay for new drain and supply lines, a permit, an inspection and often a longer board review.
  • Buying appliances before the cabinet drawings are final. Panel ready and professional appliances have exact cutout sizes. Ordering first means redrawing cabinets.
  • Starting before approvals are signed. A crew that shows up and stops is a crew you pay for twice.
  • Picking the lowest bid with thin allowances. A quote with a $3,000 tile allowance for a kitchen that needs $8,000 of tile is not a cheaper quote. It is an unpriced change order.
  • Skipping contingency. Brick Underground recommends at least 15 percent above the estimate. Prewar walls in particular hide old wiring and pipe.

How fixed pricing protects you

Most budget overruns in Manhattan come from three places: allowances that were set too low, change orders for conditions found behind the walls, and schedule slips that add labor days. A fixed price contract moves that risk back to the contractor, who has to price the job properly before you sign.

At Euro Restoration, the price is locked in when you sign, and the final invoice matches the signed quote. Dedicated design specialists are included, which helps you settle cabinets, stone and appliances before the work starts. We build a detailed timeline before signing as well. Kitchens typically take 3 to 5 weeks of construction once approvals are in place. More on our approach is on the Manhattan kitchen renovation page.

What to check in any kitchen quote

  • Is the total a fixed price, or an estimate with allowances?
  • Are cabinets, counters and appliances priced as actual selections, not placeholders?
  • Are permit filings, DOB fees and licensed plumber and electrician work included?
  • Are building requirements covered: insurance certificates, floor and hallway protection, debris removal, elevator scheduling?
  • Is there a written schedule that fits your building's work hours and alteration agreement deadline?
  • What exactly triggers a change order, and how is it priced?
